Pursuant to the ‘Wet doorstroming huurmarkt’ (Flow of the Rental Market law), the landlord can agree a fixed-term tenancy for a fixed period of up to two years for which the tenant will not have rent protection. For accommodation that is not rented out as a self-contained living space (room rental), this term is five years. At the end of this period, the tenancy agreement ends, provided that the landlord informs the tenant in writing of the day on which this period expires, no earlier than three months but no later than one month before that specific period has expired. If you wish to enter into a short-term tenancy agreement for self-contained living space of a maximum of two years or for self-contained living space of a maximum of five years, you can use this model agreement.
